Estimating / Pre-Construction
Cost control is fundamental and starts in the initial stages with the construction staff working with the owner in estimating from preliminary and conceptual information as it becomes available. Our expertise in conceptual estimating will help to avoid false starts, costly modifications and lost opportunities. Cranshaw Construction's cost control system relies heavily on its extensive database using the most technologically advanced software available in today's marketplace. This ensures that the latest cost and purchasing information is readily available to make timely and accurate cost projections. This cost analysis system becomes an essential tool that can be utilized by the owner and the contractor in making informed decisions during the design phase in order to ensure the project is brought in within budget. Cranshaw Construction also has the necessary market presence in eastern Massachusetts to obtain the amount of subcontractor coverage and bid participation necessary to deliver the most competitive pricing. Cranshaw Construction uses Timberline estimating and accounting software integrated with Prolog software for project management.

Construction Scheduling
In many instances, Cranshaw Construction follows a fast-track construction plan, in which the design and construction phases overlap. Our extensive experience in fast-track projects allows us to start our projects earlier, maintain or improve upon our project schedules and obtain occupancy while remaining cost effective. We use computerized scheduling techniques, including Primavera or Suretrak to schedule and monitor the timely completion of all our projects.

Conceptual Design
Our relationship with the owner has always meant involvement in the design process from the outset. This is cost effective for both Cranshaw Construction and the owner. We are experienced in working with the architect and other members of the development team to achieve an appropriate design which will produce a high quality product while remaining within a given budget. During the development process, Cranshaw Construction typically introduces alternatives that will lower costs, accelerate the schedule and ultimately provide more value for the owner.

Site Selection and Development
Evaluation of the suitability of a given site is frequently a component of Cranshaw Construction's initial responsibilities. Understanding topography and soil conditions and their implication on the building program helps to avoid costly construction premiums. The use of sophisticated siting, stormwater and slope management techniques will optimize the building program for a specific site. Because site costs are a significant part of a typical New England project budget, our site development experience in handling environmental issues, balancing site materials, dewatering methods, and foundation, building and parking design will help to contain and reduce associated cost premiums. As a result of our extensive land development experience, we have been involved in some complex sites requiring environmental remediation.
